Spring is traditionally peak selling season when it comes to property so making time to spruce up your home could help you achieve maximum results.

MARQ Partner and Licensed Agent Justin Taylor said this spring season was all about renewed hope and confidence after a levelling of the Canberra market in recent months.

Justin said more vendors were listing their homes for sale, which inevitably means more choice for buyers.

“Personally, what I’ve been seeing in the last five or six weeks is every week more and more properties are being listed for sale,” he said.

“I’m speaking to a lot more people than I was three months ago about selling their homes. We’re definitely going to have a very busy spring and buyers are going to have a lot more choice than they’ve had for the last six months, so it’s imperative your property stands out from the crowd.”

Here are a few suggestions about how to make your spring sale a success:

Street appeal

First impressions matter, so invest the time to ensure your home is looking its best. Tending to the front garden and lawn will help your home to present well from the go-get.

“The chances are you’ll be in competition with lots of other similar properties so you will want to make sure you do things so your house catches the eye of prospective buyers,” Justin said.

“The most impactful way you can make your property stand out is to create great street appeal. That means tidying up the gardens and lawns because first impressions matter.”

Spring clean

A thorough spring clean will also work wonders. Look to simplify spaces as much as possible so any clutter doesn’t distract potential buyers and ensure general maintenance is up-to-date.

“Look at minor repair work and touch-ups where needed, decluttering, depersonalising. Depending on the age of the home, new carpet, a fresh coat of paint, and if it’s vacant definitely consider staging,” Justin said.

“With a little bit of effort, making sure your home presents at its best could mean a welcome boost to your expected sale price.”

Maximise your marketing

A comprehensive marketing strategy tailored to the property, market conditions and a vendor’s goals will be one of the most effective tools for a successful spring sale.

“It’s worth investing a little bit more in a stronger marketing campaign to really make sure your property has the best chance of attracting every possible buyer in the marketplace,” Justin said.

“Obviously, the more buyers that want to purchase your property, the better chance you have of negotiating top dollar.”

Professional photos and video are vital to property marketing campaigns and will help make your property shine. Digital marketing and promotion of the home through online advertising, property portals and social media channels will help earn your property attention.

A trusted, knowledgeable agent

While there is plenty of hands-on hard work that vendors can do to ready their homes for sale, one of the most important considerations is to engage a good real estate agent.

Having an agent who has an in-depth understanding of your neighbourhood will be a big asset and will help guide the selling process to make it as effective as possible.

A good agent should also be able to advise you of recent sales in your area and have a database of potential buyers.

“Definitely in this market, more experienced agents have the skills to deal with the market conditions over someone who may be newer to real estate,” Justin said. “Look for someone who is trusted, experienced and understands your goals.”
